Our whole business relies upon trust and satisfied
customers, so we have constructed a way of working that allows clients
to feel confident that we are working hard to advance their interests.
Firstly, we are an independent company, we are
not estate agents in sheep’s clothing. We work solely for
our clients and show no preference for one estate agent over another.
Secondly, we believe in making it quite clear from the outset what
our services will cost. That way you can choose which you require
and which offer good value for your money. We have no hidden fees
or nasty surprises at the end of the consulting. Right at the start
of our relationship we will speak to you and gain a clear understanding
of what you require from us, we will then send a written confirmation
of this to you so you have a contract that makes clear what is to
be achieved for the fee.
We want you to be so impressed by our results
that you use us again and recommend us to others. The worst result
for us is to push you into unwise and hasty investments that you
regret at a later date. We believe a good consultant should not
be afraid to advise against purchasing if it is not in your best
interest, therefore our retainer fee is not dependant upon a purchase.
Retaining Fee; £500 plus VAT
Our investment property services carry a £500 plus VAT retainer fee before we
start work and a success fee of 1.5% plus VAT of the purchase price. We class an
investment/Buy to Let Property as not a property you would use personally and would
be let out on a longer term tenancy agreement i.e min. 6 months rather than holiday
letting which comes under our ’Second Home’ service.
These fees are based upon the properties being within 30 miles
of our office, more distant properties will require travel expenses at a cost of 0.40ppm.
We will also refund any client 10% of their fee for every new client they recommend
to us that results in a new client using our services.
You may wish to use our services in a way we have
not imagined so do not hesitate to tell us just what you want and
we will negotiate a fee.
